Do Not Remodel Your Kitchen Until You Address These Three Issues

By: Lester McGuiggan

Many homeowners looking at a remodeling project want to start in the kitchen. However, the kitchen is the most expensive room in the home to remodel due to all the items that have potential to be replaced.

This article will provide you with the first three crucial steps on you journey towards a dream kitchen.

1] Budget –
A simple guide you might use for your budget is called the 10% "rule". We don't want to make it a conventional rule though as you may want to upgrade certain parts of your kitchen plans to suit your wants.

The theory states that you should start by debating the thought that you'll want to spend around 10% of the real market value of your home to renovate the kitchen. So, if you could sell your house for $235,000.00 you will want to spend approximately $23,500.00 on the new kitchen plans.

Of course this number should be flexible based on your demands. If you’ll be in your home for many years and really love cooking, don’t be frightened to increase this sum. Alternatively if you are fixing up the kitchen to make it more attractive for a speedier sale you may want to spend less. They key is to remember the 10% rule as only a guide of where to start.

Budget is only one consideration for your kitchen plans. The bottom line here is to do what makes sense for you and the way you live.

2] Scope of Work-
Clearly, the more work you do the more money you will spend so there are a few general categories and sub classes of kitchen plans we should discuss. Sizable kitchen remodeling that necessitates relocating walls and modifying the size and foot print of the room as well as the positioning of cabinetry and fixtures is thought of as a major kitchen overhaul.

Kitchen renovations are more modest kitchen plans that call for working inside the same space and replacing cabinetwork and appliances in current positions without drastically changing the room size and shape.

We can also break down the kitchen renovations category to include replacing only specific ingredients of the kitchen. Perhaps all you want to do to spruce up your kitchen plans is to replace the counter tops and sink. Or maybe you can afford to add new appliances as well. Let's call this sub category a kitchen tune-up.

3] Products Used-
Do yourself a favor and thoroughly review all of the products you may have an interest in incorporating into you new kitchen plans. Review kitchen and bath magazines and spend plenty of time on the internet to get the low down on the latest products. Most remodelers opt to go with items that are in the same class of quality. It's ordinarily not a great idea, for instance, to install the most expensive counter tops and the least expensive cabinets you can find.

There are exclusions here of course too. If you genuinely love baking you may want to spend the extra dollars on a higher end oven to better accommodate your requirements. Over Again flexibility is the key here - do what makes sense for you, the way you cook and live.

You will be well on the road to perfecting your kitchen plans by focusing on these three areas and devoting an adequate amount of time to researching your new kitchen needs.
